Custom Home Renovations, homeowners should take several steps to help ensure that the job gets done properly and in a timely and cost-efficient manner.

  • Make sure a contractor has insurance and is properly licensed and bonded.
  • Request a written warranty for materials and labor
  • Check out the roofer's maintenance program
  • Beware of contractors whose bid seem to low as they may be using low quality material or providing shabby work

Estimates
Roofing contractors should offer written estimates including a detailed description of the work to be done. The estimate also should include a price for any additional work that may be required.

Unlicensed contractors will not be able to apply for the necessary permits required by your town. Make sure you check out the permits before work starts.

Is the contractor insured?
Find out if the contractor has workman's compensation insurance and if so, how much. If the contractor is uninsured, you could be liable if someone is injured while working on your property. Contractors must carry general liability and vehicle insurance. Proof of insurance can be obtained by calling the insurance and asking for a certificate of insurance. The insurance company also can tell you whether the insurance is up to date.

Warranties
Before signing a contract, make sure your roofer offers a warranty on the job. A warranty should protect the property owner against defective merchandise or poor workmanship. Ask the roofer to provide you with a copy of the manufacturer's warranty on the roofing materials. The roofer should be able to answer any questions you have regarding the manufacturer's warranty.

If materials are found to be defective, ask if they will be replaced for the original purchase price or will it be prorated. Ask if labor costs are included.

  • Always ask to see proof of licensing and insurance. You should be provided with certificates for liability and worker's compensation stating that the contractor is covered to do roofing work. Also, make sure your homeowner's insurance is up-to-date.
  • Look for a company with a proven track record that readily offers client references and a list of completed projects.
  • Have your contractor explain exactly what is wrong with the roof, what needs to be fixed, how much it will cost and how long the repairs will take. Get all answers in writing.
  • Carefully read and understand any manufacturers warranty on the roof shingles and tiles. Ask if the contractor has an additional warranty on labor performed.
  • Many rooters offer free estimates. Don't hire the first contractor you find; get three to five bids. Remember, you get what you pay for.
